White County’s real estate market slowed noticeably this August compared to last year, according to data from the Indiana Association of REALTORS® (IAR). Buyers are gaining more time — and more choices — while sellers are facing stiffer competition.
Slower pace: Homes are taking longer to sell, up nearly two weeks from last year.
More supply: Inventory levels have risen well above the “balanced market” range, signaling a shift toward a buyer’s market.
Prices under pressure: Unlike statewide trends (where prices rose about 4%), White County saw prices fall nearly 16% compared to last August.
Fewer sales: With closed sales down almost 30%, fewer transactions are crossing the finish line. For buyers, the combination of more listings and slower market times means more options and negotiating power.
For sellers, pricing realistically and presenting homes well is crucial in today’s more competitive environment.
Across Indiana, IAR forecasts modest sales growth in 2025, but White County’s latest numbers show the local market is cooling faster than many parts of the state.
